Sadly though for many homeowners Texas is one of the 6 States in the U.S. which is suffering the highest number of foreclosures. #1 You need to get a pen and paper and write down all – and I mean all your expenses. The more detailed you are the better this will look good to the loan company. You will also need to write down your income. I even put down the paper round money that the kids were making, laugh at it if you want but that $50 a month made a big difference to our family when it was needed!

#2 Decide whether you feel confident to do this alone or you want help to do it. You probably are feeling more than overwhelmed with things at this stage so it’s probably best to start finding out your options. You may find however that some attorneys will not want to take on your case as many want money up front as I found out. This is where a Texas loan modification should be considered.

 

 

You see If you’re late on mortgage payments or are just barely getting by and know something has to change, you are a likely candidate for a loan modification. #3 Act – Do something now. Use the legal financial system. It’s there to protect you as well as the loan company.

 

When I went to my adviser she told me that 75% of foreclosures could have been stopped if the homeowners had done something and acted. I asked about the other 25% because I had assumed that they must have had help. She said these were unfortunate because they did act but too late in the process.
